Registration of Master Deed and Declaration of Restrictions

  • Section 4 of the Condominium Act (R.A. No. 4726) mandates that the condominium project is constituted by the recording of the master deed in the Register of Deeds and annotation on the corresponding certificate of title.
  • Section 9 requires the registration of the declaration of restrictions before the conveyance of any condominium unit.
  • Therefore, the certificate of registration and license to sell from HLURB shall not be required for the recording of the master deed and the declaration of restrictions in the Register of Deeds.
