Facts:
In 1968, a dispute arose between Paulino Valencia and Serapia Raymundo over a parcel of land Paulino and his wife had purchased in 1933 but never registered. A settlement conference at Atty. Eduardo U. Jovellanos’ home failed. In December 1969 Serapia, through Atty. Arsenio Fer Cabanting, filed Civil Case No. V-2170 for recovery of possession against Paulino. The Valencias then retained Atty. Dionisio C. Antiniw, who allegedly received ₱200 to falsify a deed (“Compraventa Definitiva”) to show Paulino’s title. In January 1973 the trial court ruled for Serapia, finding the deed inauthentic. While Paulino’s Rule 65 petition was pending, Serapia sold portions of the lot to Atty. Jovellanos (March 20, 1973) and to Cabanting (April 25, 1973). Between 1974 and 1975, Paulino, his daughter Constancia L.
