Facts:
In Eloy Imperial v. Court of Appeals, Regional Trial Court of Legazpi City, et al. (G.R. No. 112483, October 8, 1999), Leoncio Imperial, registered owner of a 32,837-sqm parcel in Albay, executed a deed of “Absolute Sale” in favor of his acknowledged natural son, petitioner Eloy Imperial, in 1951 for ₱1.00, which both sides treat as a donation. Two years later Leoncio sued to annul the deed for fraud, but a 1961 compromise ratified the transfer and required Eloy to sell a 1,000-sqm portion to fund Leoncio’s needs. Leoncio died January 8, 1962, leaving two heirs: Eloy and adopted son Victor Imperial. Victor was substituted in the annulment suit and secured execution of the compromise. Victor died in 1977, survived by his lessee-father Ricardo Villalon, who died in 1981, leaving heirs Cesar and Teresa Villalon.
